Minimum Energy Efficiency Standards (MEES)

Unless there are any exemptions, it is illegal to let, lease or re-lease a property which does not have a valid Energy Performance Certificate with an efficiency rating of ‘E’ or above.

Properties with EPC ratings of F or G now have to install energy efficiency measures that improve the building’s rating to a minimum energy band of ‘E’.

We can re-model your EPC to show which measures will have the best effect on your energy rating before you embark on costly insulation or heating system upgrades.

Insulation

The following insulation measures are available:

Low carbon heat

The following low carbon heating measures are available:

• air source heat pump

• ground source heat pump

• solar thermal (liquid filled flat plate or evacuated tube collector)

• biomass boiler

• hybrid heat pump

Windows and doors

The following measures will improve your rating:

• draught proofing

• double or triple glazing (where replacing single glazing)

• secondary glazing (in addition to single glazing)

• energy efficient replacement doors

Heating controls and insulation

The following measures will improve your rating:

• hot water tank thermostat

• hot water tank insulation

• heating controls (such as, appliance thermostats, smart heating controls, zone controls, intelligent delayed start thermostat, thermostatic radiator valves)
